An urban oasis at Sorrel Residences' DMCI Homes

An urban oasis at Sorrel Residences
(The Philippine Star) | December 6, 2014

Facade of Sorrel Residences in Sampaloc, Manila

MANILA, Philippines - One of the most anticipated high-rise residential developments in the metro has finally been completed structurally and is now poised to provide the same kind of tropical themed, resort-inspired community that many Filipino families have come to love — and look for — in a home.

Nestled in a modest 3,813-sqm. area along Sociego St. in Sampaloc, Manila, property developer DMCI Homes’ newest condominium development was opened to the public recently to give its would-be residents an actual feel of how it will be like to live in this urban oasis. The new development, called Sorrel Residences, is slated to be fully completed by the first quarter of 2015. This means unit owners can already start moving in as early as January next year.

As if to herald its on-time completion in the same way that other projects of DMCI Homes have been delivered, the grand launching of the 27-storey, single tower development’s lobby and Sky Lounge was also held recently amid a resort-inspired party atmosphere. Guests were treated to a smorgasbord of fun, food, and merriment at the Sky Lounge while the kids had a fun-filled day at the children’s playground located at the lobby. One-bedroom and two-bedroom model units, meanwhile, were also showcased for the whole family to take a look at.

“We have already completed the lobby and the Sky Lounge on the roof deck, and the next stage is simply to add on the finishing touches inside the units. We have already reached this particular stage of the development and as promised three years ago, we will again be able to deliver another quality project on time and based on required project specifications,” beams Dennis Yap, project manager of DMCI Homes. “More than the on-time completion of our projects, what we are actually championing now is project quality in all aspects of the development.”

DMCI Homes, which is known in the industry for creating developments that last, has again put new innovative design features in the building which not only ensures structural quality but also useful design features like single loaded corridors, sky patios, and garden atriums located at every five floors of the building. Sorrel Residences also comes with first-rate amenities, recreational facilities and building features, strategic location, worry-free living, and more importantly, DMCI Homes’ untarnished 55-year construction legacy.

This gated and purely residential community takes your safety to the next level as its boasts of an electrified perimeter fence and 24/7 roving security guards. CCTV provisions also provide added comfort and security for its would-be residents.

In addition to its easily accessible and convenient location, being just a few blocks away from V. Mapa and Ramon Magsaysay Boulevard, Sorrel Residences also affords residents with peace of mind and worry-free living. Its unique location ensures that residents get shielded from noise and pollution coming from major thoroughfares while still offering unparalleled access to important places in the metro.

Shopping at the Gateway Mall, Puregold, Isetann, and SM Centerpoint is just a short drive away, while schools in the university belt area are just a few minutes ride away via the LRT station.

For nature-lovers, there’s also the observatory and Sky Park which offers scenic views of Makati and Manila Bay. Unlike in other developments, Sorrel Residences has also put up a high-tech gym at the roof deck so fitness buffs can exercise while looking at scenic views behind its all-glass windows.

DMCI Homes Arista Place’s new buildings to be completed in 2015
Manila Bulletin - December 1, 2014

Arista Place Amenities Area

DMCI Homes’ mid-rise project in Paranaque, Arista Place, will soon be teeming with families enjoying  the comfort and relaxing ambience that can be found in one’s favorite resort or leisure center. Two more buildings, Vincere & Alta, will be completed in May and another two buildings, Magnus & Alpha, are set for completion in July.

Arista Place is an 11-building Asian Tropical resort-inspired community in Sto. Niño, Parañaque City which is located near the NAIA terminals. All buildings will likewise feature landscaped atriums, single-loaded corridors and breezeways to allow natural ventilation and light.

The remaining five buildings – Optima, Ultima, Palmaris, Melhor and Prima – are also set to be put up, for a total 1,297 residential units and approximately 900 covered and open parking slots.

Arista Place will have one of the biggest allotment for lifestyle amenities. More importantly, it is DMCI Homes’ first development to receive “extensive” landscape architectural designs so as to help breathe new life and vitality into the vicinity.

Unlike other developments in the area, Arista Place was envisioned to create a community where all types of physical and social activities can be done any time of the day.

Arista Place is an ideal place for an abode having more than one hectare of its land area dedicated for lifestyle amenities. This includes the Clubhouse which offers an array of amenities that’s specifically designed to suit the needs of homeowners.

The two-structure clubhouse boasts of a spacious 1,819 sqm of modern conveniences where residents can nourish relationships and well-being. It was completed earlier this year.

For fitness buffs, the gym will ensure that every member of the family gets the right workout. An adjacent indoor badminton court also offers an alternative option to be fit.

The lounge and game areas, meanwhile, are perfect for social gatherings or private hangout areas where residents can relax and enjoy the Asian Tropical feel of the clubhouse.

Outside the clubhouse is the al fresco area: relaxing spaces where people can lounge around and enjoy the green surroundings. A kiddie pool, leisure/ lounge pool, basketball court, and jogging trail completes the lifestyle choices of Arista Place.

There will also be ample commercial spaces that residents can take advantage of such as a convenience store, a laundry station, and a water station.

Arista Place is strategically located near important places of interest such as the Baclaran Church, the NAIA terminals, Duty Free, Newport City and the Mall of Asia complex.

Academic institutions are also within reach.

DMCI Homes Viera Residences goes beyond the basics

Viera Residences goes beyond the basics

Artist’s illustration of Viera Residences’ roofdeck, called the Sky Park.

MANILA, Philippines - For modern Filipino families, it is usually no longer enough to just have a roof over one’s head. Aside from the basics, a host of other considerations now also have to be taken into account such as accessibility to major road networks, proximity of the home to the work place, availability of modern conveniences, wide open spaces, and the option for family members to nourish relationships in a peaceful environment.

A certain place in Quezon City, the Scout area along Tomas Morato to be exact, bodes well for the start-up family’s lofty aspirations for such a perfect home. The good news is, DMCI Homes, one of the leading real estate companies in the country today known for designing homes that are built to last, has started building an ambitious high-rise project that’s just right within this area.

Viera Residences is a 27-story residential development that will soon rise along the quiet corner of Scout Tuason in Quezon City. Located just a few kilometers away from EDSA and entrenched within major road arteries like E.Rodriguez Ave., Timog, Tomas Morato and Aurora Blvd., the new development easily satisfies the first major requirement which is accessibility, especially for those working in business hubs within Quezon City and nearby business districts like Ortigas Center in Pasig.

Despite the advantages of urban living, however, one still can’t deny that a modern hub would still be not complete without ample green spaces that can help nourish the well-being of every member of the family – at Viera Residences, one is assured of breathable living spaces that promotes a balanced lifestyle. Despite its proximity to a busy business district, one is still assured of utmost privacy thanks to high perimeter walls and roving guards providing 24/7 security.

The single-tower development shall also incorporate DMCI Homes’ signature Lumiventt technology – a unique architectural set-up designed to improve air flow and circulation of light within the building. This patented technology is based on the basic principles of airflow, where wind can easily pass through in and around the structure to create areas of positive and negative pressure. The development will incorporate large openings into the building’s facade to serve as channels through which light and air can move freely throughout the building.

As proof of the company’s continuing commitment to deliver homes that are built to last, Viera Residences now also comes with the DMCI Homes Quality Seal. This means that the new homes will come with a two-year warranty subject to DMCI Homes’ proprietary quality management system.

Construction of Viera Residences is currently ongoing, with excavation works and other ground-based activities already underway. Target completion is first quarter of 2018. To know more about the project and its other exciting features, visit the sales office located at the 2/F of Thomson Square along Tomas Morato, just across McDonalds. Illumina Residences Manila is a homeowner’s dream house
(The Philippine Star) | November 15, 2014

A two-bedroom model unit is both spacious and well-lit during daytime by large windows and a balcony.

MANILA, Philippines - For high school science teacher and mother of five Jacq Tychuaco, home is a big house with a lawn. So when she and husband Irwin decided to get their own home in 2012, size, like their in-laws’ spacious Quezon City residence that has a garden, was a criterion.

The 32-storey Illumina Residences Manila in Sta. Mesa, Manila entered their option list one day. The resort-themed residential community of DMCI Homes along V. Mapa Street is accessible to work, schools and even their in-laws’ home in Araneta Avenue. Option turned into prospect and prospect became a choice after the Tychuacos saw the inside of the building.

“The structure is unlike other condos that look like a box. When we went inside, it was bright and windy,” recalls Jacq of one of the reasons Illumina Residences Manila convinced her to try a condo home.

The unique T- shape design of Illumina Residences Manila features single-loaded corridors. Units are on one side of the floor for privacy. Natural light and ventilation are provided by the building’s breezeways.

“Another thing that convinced me to buy a condo is that when we’re up here, I don’t smell the pollution from the streets and you rarely hear the noise of cars,” she says. “It’s just like we’re in the province. The air is not as fresh but also not as polluted as below.”

There are no tall buildings beside Illumina Residences Manila, giving upper floor residents an unobstructed view of the Metro Manila skyline.

For the family used to living in a big house, where kids play in a garden, living in a condo felt odd at first. The good trade-off is that their 30th floor, 3-bedroom unit’s size promotes closeness. The living room is a scene of togetherness where everyone watch TV.

The condo community’s location and amenities also promote family bonding. Irwin drives everyone to school every morning on his way to the office and Jacq, who teaches at her two younger children’s school in San Juan, walks home with the kids after their class. The children, ages 19, 13, 12, 9 and 2 always swim together. Irwin and Jacq also bring their children to the basketball court to play when time permits. Aside from swimming pools and the basketball court, Illumina Residences’ other amenities are an entertainment room, fitness gym, function hall and roof deck lounge.

Jacq, who loves flowers and gardening, continues her hobby at their home’s balcony. She takes care of potted plants taken from her mom’s Batangas house. For now, home is Illumina Residences Manila for the Tychuacos.

DMCI Homes - Illumina Residences a bigger condo

‘From big house to big condo – home is at Illumina Residences’
Living ‘up there’ on the 30th floor

October 8, 2014 - Manila Bulletin

For high school science teacher and mother of five, Jacq Tychuaco, home is a big house with a lawn. So when she and husband Irwin decided to get their own home in 2012, size, like their in-laws’ spacious Quezon City residence that has a garden, was a criterion.

In their house hunt, the couple saw and liked a Cubao townhouse, but units were no longer available. A Taguig village’s big house and lot was fitting, but its P10 million price tag was beyond their budget. They considered living in her Batangas house or buying similar ones in Laguna, but going to their workplaces and the children’s school in Metro Manila would be very inconvenient.

Lumiventt technology makes the building well ventilated and lighted by natural air and sunlight.
Illumina Residences rises at 32 stories.

There are no tall buildings beside the development, giving upper floor residents an unobstructed view of the Manila skyline.

“When you go out of your balcony, you’re not facing another person in his balcony,” said Irwin, who doesn’t like condos facing each other.

“One reason why I chose Illumina Residences Manila over other condos is because when you come out of your unit, it’s not a hallway meeting you. When you come out of your door, you don’t see another door.”

The building design’s appeal is replicated in the units.

“I love the glass windows because it saves on electricity cost,” said Jacq, referring to the natural light that brightens up the unit at daytime. “We only open our lights at night unlike my friends who turn on their lights the whole day because it’s dim inside their condo units.”

For a family used to living in a big house, where kids play in a garden, living in a condo felt odd at first. The good trade off is that their 30th floor, three-bedroom unit’s size promote closeness. The living room is where everyone watches TV.

Tivoli Garden Residences: Comfortable living in a friendly, caring community

Tivoli Garden Residences: Comfortable living in a friendly, caring community
(The Philippine Star) | October 3, 2014

Psychotherapist Cherry Rañeses finds Tivoli Garden Residences’
relaxing scenery and atmosphere as elements of self-healing.

MANILA, Philippines - Cherry Rañeses, one of only a few psychotherapists in the country, likens her healing approach to living in Tivoli Garden Residences, a condominium community built by DMCI Homes in Mandaluyong City

“When you heal a person, it has to be on a holistic level,” she says in describing her therapy session. And like  holistic healing, Tivoli Garden’s beauty, atmosphere and people promote residents’ physical, mental and spiritual well-being.

Rañeses treats people who have been traumatized such as victims of disaster, rape, holdups, bullying, spousal abuse, and public humiliation to prevent them from becoming mentally ill. She also lectures in schools, companies or to groups of people on how to be emotionally stable and teaches basic meditation, self-healing, beauty and age reversal, and stress management.

In fact, she designed her 23rd floor unit at the Bauhinia, one of five high-rise residential buildings at Tivoli Garden, in Asian fusion style to reflect her eastern and western medicine practices.

For her late husband, buying a two-bedroom corner unit and moving in before Christmas of 2010 fulfilled his dream of living near the Pasig River, which fronts the community along Coronado Highway in Brgy. Hulo.

“The first happiness that I got in living in a condo is that there are no mice. It’s very hard when there is a mouse in the house because it carries diseases,” she says.

The second happiness Tivoli Garden gave her is safety and security.

“Here at Tivoli Garden, we were able to sleep soundly without the fear of burglary,” she says. “I find the security here ideal also because the guards and maintenance people monitor visitors by radio and CCTV cameras.”

From the 23rd floor, looking at the sky allows her to reflect on life. Other relaxing sights and places within the community are gardens, swimming pools, a clubhouse with a domed roof, high-rise atriums and patios, al fresco and indoor dining areas.

“I would look over our balcony, look at the pools and appreciate how nice the place I am living at. It’s like living in a resort,” she adds.

Although the family had lived for a long time in a townhouse, switching to condo living was a right choice and practical.

“We really opted for comfort. I somehow felt that my husband would be sitting on a wheelchair. So if we stay in a townhouse, it will be very uncomfortable to bring the wheelchair in and out of the house. Here, we go out of the unit, it’s flat. You go to the elevator, you go down, it’s flat,” Rañeses says.

Although Rañeses has plans to work in the US, she says until then, “I would like to live in an ideal setting like Tivoli Garden.”

Zinnia Towers puts in bigger resort landscape

Zinnia Towers puts in bigger resort landscape

Zinnia Towers Amenity Core

DMCI Homes continues to refine the concept of resort-style urban living by providing bigger amenity space in its residential condominium communities. For its North EDSA project, the Zinnia Towers, almost 70 percent of its 1.9-hectare site is devoted to recreational facilities, gardens and open spaces to recreate a tropical paradise setting for the residential condominium community.

Future residents will not only have large swimming pools for fun, fitness and relaxation, but also an open field where families can enjoy real outdoor, including playing soccer or frisbee.

Zinnia Towers’ resort atmosphere is not limited to the pools, cabanas, sunbathing chairs and lounge. Complementary open air amenities extend to the residential structures as gardens adorn the podium and roof decks of the two buildings.

Moreover, there are garden atriums every five floors and inside the buildings are naturally well-lighted and ventilated. Outdoor elements are brought in through the DMCI Homes’ signature design called Lumiventt. This design is composed of three-storey high openings called Sky Patios every five floors, breezeways at both ends of every floor and single-loaded corridors that maximize airflow and invite sunlight into the buildings.

Residents will also have indoor amenities. A clubhouse houses function halls, a fitness gym, a game room, an entertainment room, a children’s play area and lounge.

The North and South Tower stands from a five-level podium serving as carpark and commercial area. Both offer a total of 1,772 units offering studio, one-bedroom, two-bedroom and three-bedroom units of different cuts.

All units have a living and dining space, kitchen, toilet and bathroom, electricity and water meters, and cable connection provisions.

Buildings are equipped with five to six high-speed elevators, store, laundry station, water filling station, stand-by power generator, individual mailboxes, Wi-Fi, and maintenance and assistance from staff of the Property Management Office. Safety and security are ensured with fire alarm and fire hose cabinets along corridors,  fire exits, gated entrance, perimeter fence and 24/7 security guards.

Enhancing the vacation home lifestyle in Zinnia Towers is its location. Tucked in a quiet side of North EDSA and bordered by the San Juan River, the community is shielded from the noisy highway and nearby Muñoz and Balintawak districts. But the same spot offers the convenience of being close to markets, shopping malls, schools, hospitals, major roads and transportation, including the MRT and LRT.

To the west of Zinnia Tower is the Balintawak Cloverleaf, the gateway to central and northern Luzon.

This makes the condo community the ideal halfway home for residents from the province desiring to live in Metro Manila as they would just be a few hours’ drive or commute away from the suburb or countryside via the North Luzon Expressway.

The North Tower is 41 percent complete while the South Tower is about four percent complete on its construction to date.  The former will be ready for occupancy by 2016 and the latter by 2017.

MANILA, Philippines - For high school science teacher and mother of five Jacq Tychuaco, home is a big house with a lawn. So when she and husband Irwin decided to get their own house in 2012, size, like their in-laws’ spacious Quezon City residence that has a garden, was a prerequisite.

The 32-story Illumina Residences Manila in Sta. Mesa, Manila entered their option list one day. The resort-themed residential community of DMCI Homes along V. Mapa Street is accessible to work, schools and even their in-laws’ home in Araneta Avenue. Option turned into prospect, and prospect became a choice after the Tychuacos saw the inside of the building.

“The structure is unlike other condos that look like a box. When we went inside, it was bright and windy,” recalls Jacq of one of the reasons Illumina Residences Manila convinced her to try a condo home.

The unique T-shape design of Illumina Residences Manila features single loaded corridors.

“When you go out of your balcony, you’re not facing another person in his balcony,” says Irwin, who doesn’t like condos facing each other.

“One reason I chose Illumina Residences Manila over other condos is because when you come out of your unit, it’s not a hallway meeting you. When you come out of your door, you don’t see another door,” he adds.

“I love the glass windows because it saves on electricity cost,” says Jacq, referring to the natural light that brightens up the unit at daytime. “We only open our lights at night unlike my friends who turn on their lights the whole day because it’s dim inside their condo units.”

For the family used to living in a big house, where kids play in a garden, living in a condo felt odd at first. The advantage was that their 30th-floor, three-bedroom unit’s size promotes closeness. The living room is a scene of togetherness when watching TV.

Irwin drives everyone to school every morning on his way to the office and Jacq, who teaches at her two younger children’s school in San Juan, walks home with the kids after their class. The children — ages are 19, 13, 12, nine and two — always swim together. Irwin and Jacq also bring their children to the basketball court to play when time permits. Aside from swimming pools and the basketball court, Illumina Residences’ other amenities are an entertainment room, fitness gym, function hall and roof deck lounge.

DMCI Homes unveils Outlook Ridge in Baguio

Outlook Ridge Residences Building Facade

DMCI Homes raises the bar for vacation homes as it unveils plans for its first leisure-residential condominium development in the country’s summer capital. Outlook Ridge Residences is a prime project for property buyers on the lookout for titled condo units in Baguio catering to the upscale market.

As a DMCI Homes branded development, Outlook Ridge Residences will bear the mark of 60 years of world-standard craftsmanship and innovation advanced by the trusted Consunji conglomerate.

For those seeking vacation homes, this means a well-engineered condominium development that’s centrally located, with generous amenities and competitively priced.

The project will combine modern and Asian-inspired architecture reflective of the city’s rich heritage, as well as its dynamic urban landscape.

The condominium buildings will be designed with sleek lines and textures, and openings accented by steel lattice and trellis works. Light and earth-toned colors will be utilized to blend with the natural indigenous stone works that add to the property’s Asian appeal.

True to its Baguio location, it will feature garden atriums with a fireplace and a scenic elevator. Amenities include a fire pit and landscaped gardens at the mid-deck, a sky garden and coffee shop with al fresco dining at the north wing, and a fitness gym at the south wing.

The building will have facilities like a laundry pick up station, sauna, CCTV in common areas, Wi-Fi ready indoor amenity area, 100 percent back-up power, secure perimeter fence, automatic fire sprinkler and fire suppression system, and 24-hour security with roving personnel.

Since the community is envisioned as a low-density development, it will be built with only 141 units and a high 89 percent parking ratio to ensure a restful stay for the unit owners. Unlike other residential projects in Baguio that promise affordable accommodations but deliver cramped studio and one-bedroom spaces, this project offers well-proportioned homes comparable to high-end properties but at competitive prices.

The new community will be located in a quiet, exclusive neighborhood with a breathtaking panorama of the mountain range, yet offers proximity to the central business district where civic and lifestyle centers are located.

The place is just a short, scenic drive to places like Baguio Market, the cathedral, hospital, schools and tourist hangouts like The Mansion, Wright Park, Mines View Park, Camp John Hay, and Baguio Country Club.

Urbanites can rekindle their love for Baguio City with the condominium’s unit balconies and the airy, wide-glazed openings blurring the transition between the indoors and the outdoors.

Lumiere Residences Amenity Core

DMCI Homes, the pioneer in residential resort condominium communities, innovates city living by taking a different view on things — literally and figuratively. With its latest development, Lumiere Residences in Pasig City, residents will be able to enjoy daily life inspired by endless views.

The twin-tower condominium project will soon rise on a prime location along Shaw corner Pasig Boulevard in Pasig City.

Uniquely situated on this elevated portion of the metropolis, Lumiere Residences will offer not only genuine resort-inspired development. More significant, the property will offer a host of scenic horizons from whichever unit a homebuyer may choose within the buildings.

The property will provide energizing views of the morning sun against the backdrop of the green Antipolo hills. The metropolitan skyline is a breathtaking view as well, with the dynamism of nearby Bonifacio Global City and the Ortigas central business district.  At night, this view is mesmerizing with its blinking city and car lights — a picture of progress and the dynamic beat of the city.

Looking within the development, a calming view of the amenities and landscaping is an equally winning proposition.

Some of its main features include a pool deck, kiddie and lap pools, gazebo and cabana, children’s playground, basketball or play court, view deck, and palm promenade.

Aside from the amenities, the property also features DMCI Homes’ signature building innovation, Lumiventt, which provides natural lighting and air with extended Sky Patios and garden atriums.

Also, there’s a Sky Park and a Sky Lounge at the roof deck — a space allotted for residents and guests to relax, enjoy, and take a breather without even having to step outside the community.

Conveniences such as an open lounge, a function hall, a game area, an entertainment room, and a fitness gym as well as laundry and water refilling stations can be availed in the designated retail areas.

The usual topnotch services of property management are available to enhance the resort atmosphere of daily living in a DMCI Homes development.

There is full back-up power in units and common areas and reliable security, with six elevators servicing each building.

There will also be a perimeter fence, main entrance gate, 24-hour security and provisions for CCTV cameras to ensure the safety of all residents.

The project carries the DMCI Homes quality seal which represents DMCI Homes’ commitment to deliver homes that are built to last. Units are also subject to the company’s proprietary quality management system, and come with a two-year limited warranty.

The address boasts of a most ideal location for individuals and families whose lives revolve around this side of town — where business districts intersect with lifestyle centers as well as schools and hospitals.
