DMCI Homes recently revealed to the media the progress of its two properties in Baguio City —Outlook Ridge Residences and Bristle Ridge.

A boutique leisure condominium, Outlook Ridge Residences was launched in 2013. Its units were already sold out a year after its launch and will be ready for occupancy next month.

An event to remember

DMCI Homes celebrated the formal opening of Outlook Ridge Residences with an event to remember.

DMCI Homes project sales manager Amy Esguerra, project development manager Sherilyn Mendoza and architect Alexis Valiente, landscape manager, cut the ceremonial ribbon, formally opening Outlook Ridge Residences. Fr. Benedict Jason Lopez officiated in the blessing of the condominium premises. The program was hosted by Shaun Apolinario, senior brand specialist.

According to DMCI Homes AVP for marketing and customer care, the mid-rise condominium derived its name from its location—No. 6 V. de los Reyes Street, Outlook Drive in Baguio City. It exudes a sophisticated yet charming appeal through a blend of modern and Asian-inspired architectural style topped with premium features that certainly level up the standards of condo-living in the city.

DMCI senior architect Ramir Ramos said he had a hard time conceptualizing DMCI Homes’ first project in Baguio since it will occupy a ridge measuring 4,005.7 square meters. As a result, he came up with six residential levels in the North Wing and seven residential levels in the South Wing.

Ramos said: “The airy and wide glazed openings that blur the transition from indoor to outdoor are accentuated with steel lattice and trellis works. Light and earth-toned colors add to the Asian appeal which blends with the natural indigenous stoneworks.”

For added ventilation and natural lighting, there are air well and light well with native plants and stone like structures made of fiberglass.

Outlook Ridge Residences has only 150 residential units providing exclusivity, relaxation and serenity to those seeking to escape the hustle and bustle of Manila.

The boutique leisure condo has an elegant facade, world-class design and distinctive landscaping. It provides residents two levels of amenities including an atrium garden with fireplace, scenic elevator, fire pits and landscaped gardens at the mid-deck, a café with alfresco dining, a fitness gym, sauna, a roof garden and conference facilities. At the opening of the project showroom on Saturday, Florante C. Ofrecio, DMCI Homes senior vice-president for sales, said they are still on schedule to complete Verdon Parc by 2022 as construction of the second building has been started. 

The first building with 167 units is about 80% sold and is scheduled to be turned over to buyers next year.

“The reception of the market is good considering that this is our first project here,” said Mr. Ofrecio.

Company data indicate that about 60% of the buyers are end-users, meaning those who are expected to live in the property, while the rest are more of buyers-for-investment. 

Mr. Ofrecio also said sales for condominium units is now less dependent on overseas Filipino workers (OFWs) given the growth of industries like business process outsourcing (BPO) and tourism, which create a market for both buyers and renters.

Property developers in the city previously said about 40% of their buyers were families of OFWs, making them the single biggest market. 

Although Filipinos working abroad are still remitting a huge amount of money to the country, the BPO sector is expected to match OFW remittances with its receipts by 2020, Mr. Ofrecio added.

Based on the report of the Bangko Sentral ng Pilipinas last week, OFWs sent about $11.99 billion during the first five months of the year, 2.7% higher than the same period last year.

Meanwhile, Mr. Ofrecio said about a hectare of the three-hectare property is allocated as open space and there will four swimming pools within the complex. 

“This is for the homeowners,” said Mr. Ofrecio.

CONSTRUCTION of the first residential building (Martel) of DMCI Homes’ Verdon Parc, is now 98 percent complete.

Verdon Parc, a high rise project, seated on a three-hectare property located in Ecoland Drive, will be comprised of four building, Martel (seven-storey), Belvedere (20-storey), Trevans and Maurin, which are both for future developments, are targeted to be completed by 2022.

“The first building’s construction is almost complete and we target to turn over the units to homeowners by January of next year (2017),” DMCI Homes’ senior vice president for sales Flor Ofrecio said in a media interview during the projects’ showroom launch last Saturday.

He added that the first building is its first development in Mindanao and is performing well in terms of sales with 75 percent sold out.

“We are also starting to sell the second building, we are now in second month of selling and it went so well,” Ofrecio said.

Projecting an upbeat years ahead for the real estate industry in Davao City, Ofrecio said they are focusing their development here in the city.

“For our Mindanao projects, we will focus first in Davao City, as so many opportunities wait here. But of course, we also want to look on other areas in the region, we have an exciting years, actually not just for the Mindanao but the whole country as well,” he said citing that the new administration led by President Rodrigo Duterte promised ease of doing business.

Ofrecio also said they have two more vertical projects which are in the pipeline and they intend to start it after the completion of Verdon Parc.

True to its word of bringing panorama right at one’s doorstep, the newly-launched showroom which consists of three model units were “intricately designed with nature-inspired elements – safari, sea and sunset.”
